About ParkHQ

ParkHQ is a management platform built specifically for referral-only real estate brokerages. It handles agent onboarding, document management, referral submission, referral agreement generation, commission tracking, and agent communication, all under your brokerage branding. It is not a general real estate CRM or transaction management tool. It was built from the ground up for the referral brokerage model.
ParkHQ is built for two types of brokers: experienced brokers who want to add a referral-only division to an existing operation, and brokers who are starting a standalone referral brokerage from scratch. If you are managing parked agents, tracking referral fees, and generating referral agreements, ParkHQ was built for your workflow.
No. ParkHQ is a product of Sighthound Labs LLC, an independent software company. It is not affiliated with any real estate franchise, MLS, NAR, or any state or local REALTOR association. It works for any referral brokerage in any state regardless of franchise affiliation or association membership.
ParkHQ is currently live in multiple states and expanding. The platform is designed to support referral brokerages in any state. State-specific compliance content including transfer instructions, regulator information, and continuing education requirements is configured per brokerage by the broker. A State Leader program is available for brokers who want to be the first in their state and help shape how ParkHQ works in their regulatory environment.

The Business Case

You can run a referral brokerage on paper and a spreadsheet. Many brokers do. The problems start when agents ask where their referral stands, when you need to produce a compliant referral agreement quickly, when you cannot remember whether an agent signed their IC agreement, or when a receiving broker needs documentation you have to dig for. ParkHQ replaces that friction with a system that handles it automatically, so you are running a professional operation from agent one.
Yes. The value of ParkHQ is not volume. It is compliance, professionalism, and time. A broker with three parked agents still needs signed IC agreements, a policy manual agents can access, a way to submit and track referrals, and a compliant referral agreement when a deal closes. ParkHQ handles all of that from day one. The cost of one missed or improperly documented referral typically exceeds the annual cost of the platform.
A spreadsheet cannot send agents their onboarding documents, collect electronic signatures, generate a referral agreement PDF, notify the receiving broker, or track referral status from submission to close. ParkHQ does all of that. It also gives your agents their own portal where they can submit referrals, check status, and download documents without calling or emailing you. The spreadsheet stays. The manual work it creates goes away.
A referral-only brokerage is a licensed brokerage where agents hold an active license but do not conduct traditional transactions. No listings, showings, or contracts. Instead, agents refer buyers, sellers, and investors to active agents at other brokerages and earn a referral fee at closing. The referral fee is typically 25 percent of the gross commission on the buyer or seller side, paid from the receiving brokerage to the referring brokerage at close. The referring brokerage then pays the agent their share per the agreed compensation structure.
Yes. Some brokers use ParkHQ to manage a separate referral entity, typically a standalone LLC with its own broker license, while continuing to operate their full-service brokerage independently. Others use it to manage referral agents within a single brokerage structure. ParkHQ supports both models. Your legal and licensing structure is your decision. ParkHQ manages the operational side.

Brokers get an admin dashboard to manage agents, review referral submissions, track status, generate referral agreement PDFs, and manage documents. Agents get a portal to submit referrals, check status, download documents, and complete onboarding. The platform also includes a branded public recruiting page to attract new parked agents, and Parker, an AI assistant that answers prospective agent questions around the clock on your recruiting site and helps agents inside the portal.

Inside the agent portal, Parker knows your brokerage compensation structure, policies, and each agent's referral history. Parker is included in the Custom plan.
Yes. Every agent gets a secure login to the agent portal where they can submit referrals, track the status of existing referrals, download brokerage documents, and complete their onboarding including reviewing and electronically signing their IC Agreement and Policy Manual. Agents never need to email you to find out where a referral stands.
Yes. Your agent portal and public recruiting page can be hosted at your own domain. The agent portal runs at a subdomain you control and the public recruiting page runs at your root domain. Custom domain setup is included in the onboarding process.
Yes. When a referral is submitted and ready to send, ParkHQ generates a compliant referral agreement PDF with your brokerage information, the receiving brokerage details, client information, and the agreed referral fee percentage. Electronic signatures for both the referring and receiving broker are handled at no additional cost. The receiving broker does not need an account or any third-party software. They receive a link and sign directly in their browser.

Pricing and Setup

ParkHQ has a one-time setup fee and a flat monthly rate with no per-agent fees. Basic plan is $599 setup and $79 per month, which includes the broker admin portal, agent portal, referral workflow, PDF generation, document management, and email notifications. Enhanced plan is $599 setup and $99 per month, which adds a branded public recruiting page with your logo, colors, and compensation table. Custom plan is $799 setup and $129 per month, which adds full page customization and the Parker AI assistant on your recruiting page and inside the agent portal. Agent landing pages and setup consulting are available as add-ons.
The State Leader program is for brokers who want to be the first ParkHQ operator in their state and help build out the state-specific compliance layer. State leaders have their setup fee waived, provide input on how ParkHQ works in their regulatory environment, and become the recognized name in their state for referral brokerage operations before anyone else. Most brokers are fully operational within a week. The technical setup including your portal, domain, and branding is handled by ParkHQ as part of onboarding. You configure your compensation structure, upload your IC Agreement and Policy Manual, and complete a settings walkthrough. From there your portal is live and you can start inviting agents.
You need a valid broker license in your state, an IC Agreement and Policy Manual for your agents, your brokerage information, and your logo and brand colors. ParkHQ handles the rest. If you need help standing up the brokerage entity itself including state compliance review, IC agreement build-out, or compensation structure design, setup consulting is available as an add-on.

Compliance

ParkHQ provides the operational infrastructure including onboarding, documents, referral tracking, and agreement generation. State licensing, regulatory compliance, and legal requirements are your responsibility as the broker of record. ParkHQ includes a State Regulations section where you can store and display state-specific compliance information for your agents, and the State Leader program includes compliance build-out support for participating brokers. ParkHQ is not a law firm and does not provide legal advice.
Yes. ParkHQ does not provide template legal documents. Your IC Agreement and Policy Manual are uploaded to ParkHQ during setup and presented to agents during onboarding. Agents review and sign them electronically inside the portal. If you need help drafting these documents, setup consulting is available.
Yes. ParkHQ includes electronic signature capability for agent onboarding documents and broker-to-broker referral agreements at no additional cost. Agents sign their IC Agreement and Policy Manual inside the portal during onboarding. The receiving broker on a referral agreement signs via a link in their browser. No third-party signature account is required on either side.
